A smooth, hassle-free move-in for your Tenants is crucial to ensuring a long and unproblematic tenancy. 

A My Fair Landlord Check-In affords Landlords and Agents the luxury of outsourcing time and effort to a company that knows every potential problem and pitfall that might arise when a Tenant moves into a property. 

Having checked thousands of Tenants into their new properties, My Fair Landlord are ideally placed to conduct Check-In services for properties of every size and shape, and combining our Tenant Check-In services with a My Fair Landlord compiled Inventory, Periodic Inspection and end-of-tenancy Check-Out offers our clients signed, watertight documentation of a property's condition at every stage of the Tenancy's process. 

A standard Check-In Service will include, at a minimum:
  • meeting Tenants at property 
  •  key handover and signature
  • documenting Utility meter readings
  • full walk-through of property with Tenants
  • full thorough comparison of property's decorative state with that listed on the Inventory in the presence of the Tenants
  • compilation of detailed high-definition photographic catalogue of property's fixtures, fittings & decorative state
  • notation of any issues needing to be addressed by Landlord (then communicated to Landlord/ Agent)
  • notation of any Tenant concerns or special requirements (then communicated to Landlord/ Agent
  • acquiring Tenant signature attesting to the decorative state in which he/ she found the property
  • delivery of completed signed Check-In report to Landlord/ Agent and Tenants
The efficacy of engaging My Fair Landlord as an unbiased third-party to oversee Inventory, Check-In, Inspection and Check-Out provision cannot be overstated: it affords clients complete protection against dilapidation and maintenance issues for which they are not liable, and avoids end of tenancy deposit disputes.

MAKE AN ENQUIRY
Either as a stand-alone service or in concert with a My Fair Landlord Check-In Report and Inventory, our Check-Out Report services give our clients a crystal-clear picture of the state in which a property has been left by their Tenants.  

It is from this snapshot of a property's condition that a Landlord can discern any maintenance, repairs or redecorations and cleaning which require undertaking before the start of a new tenancy, and, moreover, that accurate, fair and justifiable deposit deductions or claims can be made.

Our Check-Out reports are known for their accuracy: our clerks know exactly what to look for in a property at a tenancy's end; having seen thousands of properties across the entire spectrum, from those left utterly pristine to those completely  destroyed by Tenants, we know precisely which aspects are prone to damage or dilapidation, and indeed- crucially for Landlords- what a Tenant can claim as "fair wear and tear".

Fully conversant with the regulations, precedents and operating principles of the T.D.S and D.P.S, we apply years of experience and knowledge in the compilation of our Check-Out reports, offering watertight protection for a Landlord's investment and an Agent's reputation. 

Our standard Check-Out service constitutes the same process as that of our Check-In reports, but with particular attention paid to:

- ​differences in condition/ state of repair of all fittings, fixtures and furnishings from that listed in the original Inventory, along with severity and extent of damage (documented in writing and in high-resolution digital photographic form)

- ensuring that standard of cleanliness is equivalent to or better than that found at Check-In
-assessing any potential issues that may arise in future as a result of Tenant conduct during his/ her tenancy 
-ascertaining which aspect of maintenance a Landlord may wish to attend to in order to minimise delays in any forthcoming tenancy
And, most crucially:
- 
apportioning, documenting and calculating Tenant liability for any necessary maintenance, repairs or replacements
